The process of selling your property is a partnership between agent and vendor.

There are some simple steps that we can undertake at the outset to improve the sale price of your property, and ensure the selling process results in a smooth transaction.


Presentation of your Property

Once engaged, Property 1301 will offer a comprehensive checklist of items that you may wish to consider to be completed before marketing commences.

Some simple tips to assist include:

 

  • Conduct routine maintenance - we can assist and can provide contact details for trades people.
  • Perform a ‘spring’ clean on all indoor areas – including kitchen, bathroom and living areas.
  • Arrange your furniture in a manner that makes best use of space.
  • Ensure all outdoor areas and pet living areas are clean.

During Inspections

It can be a confronting process opening your home for inspection. We aim to make the process as enjoyable as possible.

Some strategies to assist include:

  • Buying fresh flowers for display.
  • Playing soft and relaxing music.
  • Brewing a fresh pot of coffee.
  • Ensure pets are restrained or taken for a walk.
  • Lock up all valuables including sentimental or fragile items.

Weekly Vendor Reports

Vendors like to be informed regularly as to how the sales process is progressing and whether there are any offers “in the wind”. Vendors will receive constant feedback from Property 1301 as to whether or not the sales strategy needs to be altered to encourage more interest on the property.

Property 1301 has invested in an advanced database system which has 'Automated Vendor Reporting'.

Each time a property is shown or an Open For Inspection is held Property 1301 writes out a brief report citing the buyers interest level, remarks and whether an offer is expected. This report is sent to the Vendor on a weekly basis.
